That way, the client feels that he or she is able to express to me exactly what they are looking for. Secondly I strive to produce drawings in a timely manner. On average it takes me between 60-90 days to produce a complete set of construction documents. Keep in mind this is an average. Depending on the complexity of the project, data exchange with the client, etc, it may take more or less time.
Let's talk dollars and sense!  These days obtaining custom designed architectural plans can be a costly endeavor. Depending on the complexity of the project, a set of custom design plans can easily cost several tens of thousands of dollars and then the plans still might not be affordable to build. On average a licensed professional architect or engineer will charge between 6% and 8% of the projected construction costs as a design fee. As a Professional Building Designer, my fee for designing similar plans is between 2% and 4% of the projected construction costs. For example: a project with a projected construction cost of $500,000, an architect charging 6%, the design fee would be approximately $30,000. My design fee at 2% would be around $10,000. That's a cost savings of $20,000 right back into your own pocket. If you are wondering, How can I do this? The answer is simple. No inflated design fee, lower overhead, and negociated engineering fees. I want to be an economical solution for those budget minded individuals seeking quality work for LESS!
